Where to look in Marbella
Marbella isn’t a single market. The villa you want depends on how you’ll use it, and the right area follows from that.
The Golden Mile sits between Marbella town and Puerto Banús, lined with five-star hotels and the most established luxury real estate on the coast. Sub-areas like Sierra Blanca and Nagüeles offer mature gardens, classical Andalusian architecture, and walk-to-the-beach addresses. Prices reflect the postcode, but so does long-term value.
Nueva Andalucía, often called the Golf Valley, is the most golf-dense part of Marbella – Aloha, Los Naranjos, Las Brisas, La Quinta. It’s a strong choice for buyers who want golf at the door and Puerto Banús ten minutes away by car. Villas range from refurbished classics to contemporary new builds.
The New Golden Mile stretches west from San Pedro toward Estepona – areas like El Paraíso, El Campanario, and Cancelada. Newer architecture, larger plots for the money, and a more relaxed pace than central Marbella. Popular with families and buyers prioritising space.
Benahavís and La Zagaleta offer the most privacy. La Zagaleta in particular is one of Europe’s most exclusive gated communities, with two private golf courses, 24-hour security, and a small number of residents on very large plots. For buyers who want true seclusion, nothing else on the coast compares.
East Marbella – Elviria, Las Chapas, Río Real – appeals to families and those who prefer beach over marina life. International schools, quieter beaches, and good value relative to the western side.
What “luxury” actually means here
The word gets overused in real estate. In Marbella, the villas worth your time tend to share a few traits: a plot of at least 1,000 m² with privacy from neighbours, a built area that uses the plot well rather than maximising it, quality construction (not just expensive finishes), and a location that holds value through market cycles.
Sea views are valuable. Frontline golf is valuable. Privacy is increasingly valuable as the coast develops. A villa that has two of these typically prices well; one with all three rarely stays on the market long.
Buying as an international buyer
Most of our villa buyers are based outside Spain. The process is straightforward when handled properly: an NIE (Spanish tax number), a Spanish bank account, a competent property lawyer independent of the seller, and a clear understanding of the costs beyond the purchase price — typically 10–13% in taxes and fees on resale homes, slightly less on new builds where VAT applies instead of transfer tax.
